As the foreclosures skyrocket in Phoenix so does the opportunity for investors to "flip" houses. Flipping property, where one buys a property in hopes of making a quick buck on a turn around is not a new idea it's an example of an age old strategy used by realestate investors to make money. The problems arise when people try to flip the wrong properties, and or end up short of cash flow once they get in and find out what it costs to rehab a property to make money "flipping".
For the novice who may watch a little too much television, say 10 consecutive episodes of "Flip this house" and thinks he or she has what it takes to make money flipping property, you might. Everyday, I see 10 properties that some investor has bought with the idea of flipping and making a boat load of cash, I see them and watch them not sell at the auction, the investor has lost his or shirt, property and credit rating. These properties don't sell at the auction because the "investor" overpaid and some bank over loaned based on some crazy appraisal. So the bank will sit on them until they are worth something, to someone.
If your still reading this article you may just have what it takes to invest in foreclosures and pre-foreclosures with the intent to fix them up and resell them for just a bit below retail, yes below retail. The idea is to sell these properties fast at a profit if possible, not keep paying the note on them, am I right. Its a business you could make a good living "flipping" of course but like any profession it takes time and education. Currently I have 16 flippers I work with on a regular basis each is having success. So you think you want to quit your job and make $200,000 a year flipping houses well you can and its not that hard it just takes time and the right team.
